Property Manager
A highly prestigious and centrally located, Condominium in Colombo 8, is seeking to recruit a dynamic, experienced and highly competent Property Manager. He/She will be reportable to the Management Corporation of the Condominium.
Key Responsibilities include:
• Organize and plan day-to-day operations of the condominium
• Develop duty rosters and lead and supervise the staff under his/her charge and term contractors (security, cleaning and landscaping) in ensuring proper maintenance and administration of common areas and security of the property as well as providing a high standard of property management services at all times.
• Attend and respond to residents queries
• Inspect the building, grounds, facilities and equipment routinely to ensure property is well maintained
• Solicit and analyze quotations from contractors for repairs, renovations and maintenance works
• Investigate any complaints, disturbances and violations and resolve problems by implementing management rules and regulations
• Responsible for the entire property in terms of Structural Aspects and Safety, Electrical installation and Plumbing Works and ensure compliance with building statutory requirements
• Liaise with government authorities, statutory boards, lawyers, auditors, etc., on matters relating to building management and maintenance
• To be responsible for other essential services and functions ranging from administrative, operations to finances relating to building management including fire safety and emergencies
• Liaise with Committee / Management Corporation members in effective and responsible manner
• Maintain excellent cordial interpersonal relations with staff and residents
Requirements:
• A University degree or equivalent (Engineering Degree would be an added advantage)
• Minimum of 5-7 years experience in hotel/condominium/property management
• Strong client focus
• Residence in close proximity would be an asset
